Many policyholders wonder how much capital they should insure as continent and content in home insurance. In this article we answer a question related to the amount that should be included in home insurance.
Insure continent and contents in home insurance
I have to take out home insurance for next year since I am going to leave the SegurCaixa bank insurance which charges me a very high sum (€316).
Of content I am putting 30,000 euros. The question is about the continent. I am clear that I must ensure a continent equal to the value of the appraisal excluding the land (138,000 in my case).
The issue is that wherever I go I find different opinions and I don’t really know which one I should follow. It is seen that my community policy is new and must be quite good, since they have given me a transfer of building rights of 82,500 and I have found the following 3 options / «opinions»:
a) Your community policy is good enough, you don’t need anything more than to supplement the amount for fires by €55,000 , even though you don’t really need it, it’s «to shut up the bank». Price of this + the content of 30,000: About €110 (a local mutual).
b) Your community policy is quite good but you need an amount at first risk (about €12,000) to cover extreme cases such as neighbors who act maliciously or loss of aesthetic value that the community does not reach. Prices: about €140 (a local broker).
c) I do not care about the policy of your community, according to your house you have to put €76,176.90 in the mainland so that it is not underinsurance, period. Price: €166 (Direct Line)
Which option is the right one? I do not believe that my case is so strange and that this is so subjective, I imagine that there will be a correct option. Or is there not?
How to value the continent and content
The insured capital must start from the compensation principle of the insurance. In this sense, we must think about replacement cost figures for the goods. The content can be made by calculating the new value of the furniture or, as usual, as a percentage of around 25% of the continent. The continent is usually poorly established because it must be the one necessary to build or rebuild the property.
Lo más correcto, obviando los valores hipotecarios o los de mercado que están afectados por otros factores, es fijar el continente multiplicando los metros cuadrados totales (incluida la coparticipación) por el precio del metro cuadrado, que dependerá de la calidad de construcción. Para niveles de calidad baja son de 600 a 750 € por metro cuadrado, mientras que si la calidad es media o alta podríamos calcularlo a 800 € el metro cuadrado.
Para tu caso concreto y lo que puedo adivinar, entiendo que asegurar los 138.000 € de continente es más que suficiente, incluso excesivo si me apuras, y respecto al contenido entiendo que siempre que no haya objetos de valor especial los 30.000 € también son suficientes.
